Decentraland Land Market Analysis – 3.5M MANA Sales Week, Good or Bad?

3.5M MANA Day, (~600 ETH)
Decentraland just did 3.5M MANA, (Around 600 Ethereum), in a single day.
Much of this volume came from 1 buyer who seemed to focus his attention on Estates or Land close to Dragon City, ( A Chinese themed), district.
These large pieces are quite special. Not many 50+ Estates for sale at decent prices, (20-30k MANA each).
It’s important to note that sales volume has dropped since February 20th, (Launch date).
Apart from this outlier day of 3.5M MANA, most days are 50,000 – 350,000 MANA.
Maybe this is due to the fact that most activity around Decentraland has transitioned from just flipping land for profit or investment to actually building things. Most of the below pictures are just from the last 3-4 days!
Most messages I get are centred around what people want to buy and build as opposed to simply buying and selling.
Or maybe it’s a lot of ‘flipping/investment’ excitement dying out. Not sure whether that’s a good or bad thing.
It’s also great to see people show excitement in buying land and building post public launch. Even with a buggy event, the platform has made massive strides forward in stabilizing and we are still seeing some massive purchases.
This is great, but it leaves me with wondering what indicators I need to look at, if not Decentraland sales volume to know the project is healthy.
Maybe daily users once that data becomes available?
Cheapest Land/Good Deals
The cheapest Decentraland land right now is around 13,000 MANA.
8-10 parcels later, you’re looking at 15,000 MANA.
It seems to bounce around this range but if current buy volume continues, (not including this crazy day), we should see north of 15,000 MANA in the next 3 months.
I feel there ARE some good deals to find. But it’s not as simple as buying from the market.
It’s always a good idea to keep an eye on who is selling in the Discord and negotiate with them privately.
Or even better, just place a reasonable bid!
We sometimes see some great sales happen and that’s because someone has put in a bid and the owner has accepted.
A lot of people think you need to buy land to build. But that’s not true.
